Public Wants Industrial Land Use Changes in Albemarle Comprehensive Plan

People had the chance to voice their opinion on a plan that guides Albemarle County.

The Albemarle County Planning Commission listened to comments on their proposed updates to the county's Comprehensive Plan. The plan gives the government policy that guides public and private land and resource uses, including land development rules.

Highlights of the plan include improving job opportunities and increasing uses of rural areas.

Elaine Echols, Principal Planner for Planning Division and Community Development, said these additional uses for land are "the kinds of uses that would help to keep the rural areas rural, that would allow property owners to have another kind use of their property other than feeling like they have to subdivide in order to...afford to keep their property."

Nineteen people spoke in the public hearing. Some people spoke of environmental concerns, two of the Thomas Jefferson Viewshed.

Several people spoke about land uses, particularly about light industrial land use.

"We need light industrial," land developer Wendell Wood told the board. He asked for light industrial areas in the Hollymead area of nothern Albemarle. "We don't have any truly light industrial {areas}," Wood said.

Another Albemarle county resident did not want this zone for his neighborhood.

"It was really intended to be residential in the previous comprehensive plan," said Roger Schickedantz about the area in Albemarle County where he lives. Schickedantz lives in the area north of the 20 and Avon intersection. This area is proposed to be zoned industrial in the new plan.

"They're looking at a map and doing this as a site planning exercise without realizing the topography and how it will affect the residents who live all around it. Typically, light industrial results in large boxes, parking, trucks, access to the highway, and this is in an area that is becoming increasingly residential. There's Cale School nearby, school bus stops along both Avon Street and 20."
