Nationwide, houses are spending months on the market, and families are forced to reduce their price or play the waiting game. But that is not the case for several Charlottesville homeowners.
"It was 21 days from the time we put it on the market until we had an offer on the table," said Steinar Knutsen.
"She had a contract before the house ever went to the first open house," said Bob Stroh, who helped to sell his mother's home.
The two houses were both under contract within 21 days. They said early preparations were the key to sealing the deal.
The preparation took longer than 21 days. Stroh says his realtor gave him an exhausting "honey do" list. The list consisted of several things he needed to do to sell his mother's home off of Park Street in Charlottesville.
"I think there were probably 30 items on the list, a lot of the things were really small things that we just wouldn't think about," said Stroh.
Knutsen took similar steps to prepare his home in Pantops.
"We did replace all of the carpets, we painted the whole house inside, stained the desk," said Knutsen. We also did some landscaping, and paved the driveway."
The key is to prepare before your house officially goes on the market. Once it does go on the market, the price has to be right.
"We did not want to get into the game of dropping the price over time," said Knutsen. "We wanted to price it right from the start."
Data shows that your home will receive the most hits and interest during the first 30 days.
